When I buy, I am the buyer. When I sell, I am the owner. I am not offering to represent you, and I am not seeking a listing, a commission, or a referral fee. Any property I sell is my own.
If I do not close a purchase in my own name, I may assign the contract to another buyer. That is stated in writing in the contract, and it does not change the price or any other term you agreed to.

- Cash, no financing contingency. Nothing falls through because a lender changed its mind or an appraisal came in low.
- As-is. No repairs, no cleaning, no cleanout. Personal property can stay. I do not use an inspection period to come back and renegotiate.
- Your timeline. Fast if you need fast. If there is a court, a creditor period, or a family decision in the way, I will wait on it.
- A straight answer. If I am not the right buyer for your situation, I will tell you that instead of tying up your property.
